A Waqf is a charitable endowment under Islamic law. It involves dedicating an asset—such as land, property, or funds—permanently for community benefit.
At Waqf Partners, we extend this principle by structuring investments that generate financial returns and strengthen local communities, especially through real estate and micro-enterprise support.
The Fund acquires strategic land within the Eleko–Ibeju Lekki corridor, holds each parcel through its own SPV, enhances value through planning approvals and early improvements, and exits through plot sales or full parcel divestment.
Investors can subscribe to:
The Master Fund (diversified exposure), or
Individual Property SPVs (deal-by-deal exposure).
We operate two primary investment pathways:
Real Estate (REIC + SPVs)
Eleko LandBank REIC Fund
High-growth land parcels
Ring-fenced asset structures
Community Enterprise Partnerships (Mudaraba Model)
Supporting self-employed micro-enterprise owners
Example: small-scale fish farmers
Capital investment + shared profit
Goal: build sustainable capacity within existing communities
The minimum subscription into the Fund is ₦2,000,000, available only to Qualified Investors in line with SEC private offering guidelines.
Management Fee: 2% per annum
Performance Fee: 25% above hurdle
SPV Costs: Transactional and operational expenses related to each property
Full examples are available in the Fees & Charges section.
Investors receive structured quarterly reports, including:
Survey & planning milestones
Title updates
Market comparables
SPV-level financial summaries
Exit progress and distribution timeline
The Fund has two exit pathways:
Plot/Unit Sales (retail and developer buyers)
Full Parcel Sale to institutional or large developers
Although the target holding period is 3 years, an extension of up to 2 years may apply depending on planning or market dynamics.
The Fund is managed by Waqf Partners, with custodial oversight by The Alternative Bank (TBC).
The structure includes independent surveyors, planning consultants, legal advisers, and registered valuers.
